FBR revises up property valuation rates in Islamabad: Check sector-wise prices

ISLAMABAD – The Federal Board of Revenue (FBR) has issued a notification for revised property values in Islamabad, marking a significant increase in prices across various sectors. “In exercise of the powers conferred by sub-section (4) of section 68 of the Income Tax Ordinance, 2001 (XLIXof200l) and in supersession of its Notification No.S.R.O.2392(l)/2025, dated 8th December,2025, the Federal Board of Revenue is pleased to determine the following fair market values of immoveable properties,” read the notification issued on Monday. The new valuation aims to bring consistency and reflect the current market conditions. According to the notification, the value of properties in Islamabad’s prominent areas has been substantially revised. In Sector B-17, the price for plots with possession has been set at Rs30,000 per square foot, while the price for plots without possession has been marked at Rs15,000 per square foot. Similarly, the values for other sectors are as follows: Sector C-14: Rs30,000 per square foot Sector C-15: Rs25,000 per square foot Sector D-12: Rs130,000 per square foot Sector E-7: Rs225,000 per square foot Sector E-11: Rs70,000 to 100,000 per square foot Sector E-12: Rs56,000 per square foot Sector F-6 & F-7: Rs210,000 per square foot Sector F-8: Rs200,000 per square foot Sector F-10 & F-11: Rs175,000 per square foot Sector G-6: Rs180,000 per square foot Sector G-7 & G-8: Rs120,000 per square foot Sector G-9: Rs130,000 per square foot In addition to these urban sectors, property values for residential buildings in Islamabad have been set between Rs6,500 to Rs50,000 per square foot, depending on location and amenities. Notably, the new valuations also extend to rural areas surrounding Islamabad, marking a broader impact on property prices across the capital.
